The guarantee, in one sentence

When you sign with us you have seven calendar days to receive your written sales plan: a reasoned asking price, the timeline, the channels your property will appear on, in which languages, and who your named contact is with their direct number.

If that document isn't in your hands on day seven, you cancel the instruction at no cost and without argument. No penalty, no lock-in, no invoice for expenses.

The six stages

1. Analysis

A study of your property and of what is genuinely closing in your area, international demand included.

2. Written plan

The seven-day document: price, timeline, channels, languages and named contact.

3. Preparation

Professional photography, video, floor plan and light home staging where it helps. At no cost to you.

4. Going to market

Spanish and international portals, our own buyer database and campaigns in four languages.

5. Screening and viewings

We qualify before we show. Nobody browses your home on a Saturday out of curiosity.

6. Closing

Negotiation, deposit contract, notary coordination and support through to signing, in the buyer's language.

Fees and conditions

We work on a sole agency basis only and we are paid only when the sale completes. If your property doesn't sell you pay nothing: no photography, no portals, no advertising, no admin.

Fee	A fixed percentage of the final sale price, agreed and signed before we start. It does not change mid-process.
When it is paid	At the notary, on completion. Never in advance.
If it doesn't sell	Zero cost. Photography, video, portals and advertising are all on us.
Lock-in	A term agreed in writing with voluntary renewal. No automatic rollover.
Sales plan	In writing within 7 calendar days, or you cancel at no cost.
Reporting	Regular activity reports: viewings, where enquiries came from and honest feedback, including the parts you won't enjoy.

The exact percentage depends on property type, area and price. We tell you in the first conversation, before you sign anything.

What we don't do

We don't inflate the valuation to win the instruction and then push your price down three months later.
We don't list your property with poor photography just to see who bites.
We don't show your home to anyone who hasn't demonstrated they can buy it.
We don't tie you into lock-in clauses we haven't explained to you.
