It is an indicative range (±10%) calculated with the average prices per area from the idealista index we publish on our website, adjusted for property type and condition. It gives you a solid starting point; the fine-tuned figure comes from the professional report, which analyses your specific home against comparable listings and closed sales in your area.

How is this different from an official appraisal?

The online estimate and the VITALITY report are free market valuations with no mortgage validity. An official appraisal (tasación) is signed by an appraiser certified by the Bank of Spain, usually costs between €300 and €600, and is the one banks require to grant a mortgage.
