What your property is worth depending on where it is in Benidorm

Benidorm is not one market, it is several. Within barely three kilometres the price per square metre can vary by more than 40%, and that is the first reason the automated valuations on property portals get it so wrong here.

Levante beach and Rincón de Loix. The most expensive and the most liquid area: above €4,300/m². This is where the foreign buyer carries most weight and where a high-floor apartment with sea views can sell in weeks. The difference between a fifth floor and a fifteenth with identical square metres is real, and buyers pay for it.

Poniente beach. More residential and quieter, with a lot of seventies and eighties stock that has been renovated. It sells a little more slowly than Levante but to steadier buyers, many of them planning to live here all year round.

Town centre and old town. Smaller apartments, a lower entry price and very strong investor demand because of rental yields. Here the condition of the building — and above all whether it has a lift — matters more than almost anything else.

La Cala, Sierra Helada and towards Finestrat. Villas, townhouses and larger properties. Buyers take longer to decide because the ticket is bigger, but this is where good presentation makes the most difference: professional photography, video and floor plan.

What it costs to sell, and how long it takes

With a special power of sale granted before a notary in your country (with the Hague Apostille and a sworn translation) or at the Spanish consulate, someone signs the deed on your behalf.

What does change is the tax. If you are not a Spanish tax resident you pay IRNR at a flat 19% (EU, Iceland, Norway and Liechtenstein) or 24% elsewhere, and the buyer is legally required to withhold 3% of the price as a payment on account.
