Having the paperwork ready before you list is one of the secrets of fast sales: it avoids surprises in negotiation and lets you sign the deposit contract without delays. Here is the complete checklist for selling in Alicante, Benidorm and the wider Valencia region in 2026.

Essential documents

1. ID (DNI/NIE/passport) of every owner.
2. Title deed (purchase, inheritance or gift).
3. Up-to-date nota simple from the Land Registry: ownership and charges.
4. Energy performance certificate — compulsory even to advertise.
5. IBI (property tax) receipt paid up, with the cadastral reference.
6. Community certificate confirming you are up to date with fees, signed by the administrator, for completion day.
7. Second-occupancy licence or responsible declaration where applicable (the Valencian “habitation certificate”).
8. Outstanding-debt certificate from your bank if there is a mortgage — or a zero-debt certificate plus registry cancellation if it is paid off but still registered.

Good to have ready

Latest utility bills for the change of ownership, the community statutes and recent minutes (buyers ask for them), floor plans if available, and the building inspection report (IEE) if your building requires one due to age.

The smart order

Order the energy certificate and the nota simple the same week you decide to sell, check the second-occupancy licence with your town hall, and leave the bank certificate for when you have a buyer (it expires). At VITALITY we review and manage this whole list when we take on your sale — you just sign.

Next: find out what your home is worth today and what the sale will cost you.

Frequently asked questions

Is the energy certificate compulsory to sell?

Yes, since 2013. It is required even to advertise the property (the label must appear in the listing) and to complete the sale. It costs about 60-130 euros and we arrange it for you.

What is the nota simple and how do I get it?

It is the official Land Registry summary: ownership, description and charges (mortgages, liens). It can be ordered online for about 10 euros and every buyer will check it.

Do I need a habitation certificate in the Valencia region?

The Valencian equivalent is the second-occupancy licence or responsible declaration. It is required in many transactions and to connect utilities; check early, as the process depends on each town hall.

How long does it take to gather everything?

One to two weeks if nothing is missing. The energy certificate (technician's visit), the second-occupancy licence in some town halls and the bank's debt certificate take longest — start before you list.

I lost the title deed. Is that a problem?

No: you can request an authorised copy from the notary where it was signed. Meanwhile the nota simple proves ownership.
