Have a mortgage and want to sell? Relax: most homes are sold with a mortgage outstanding. Banks, notaries and registries handle it every day. Here is how it works and what it costs.

The standard route: cancellation at completion

1. Ask your bank for the outstanding-debt certificate dated for completion day.
2. At the notary, the buyer pays in two parts: a cheque to the bank for the outstanding debt and the balance to you.
3. The bank signs the cancellation deed, which is registered, leaving the property free of charges for the buyer.

You never need to advance the debt yourself — it is settled out of the sale price.

What it costs

Early-repayment fee: whatever your loan deed sets, within legal caps (recent mortgages have low or zero fees; check yours).
Registry cancellation: notary + registry + agency, typically 600-1,000 €, paid by the seller. Note: the bank cannot force you to use its own agency.

Special cases

Paid off but still registered: get a zero-debt certificate and process the cancellation early — it is the most common cause of delayed completions.
Negative equity: needs prior negotiation with the bank. Unusual in Alicante and Benidorm today with prices at record highs — your debt may well be below your home's real value: check with a free valuation.
Mortgage subrogation: the buyer taking over your loan is legally possible but rare and needs bank approval.
