Villajoyosa has become one of the hottest markets on the Costa Blanca. According to idealista data, the average housing price reached €3,539/m² in May 2026, an all-time high after rising 10.6% over the quarter and a spectacular 31.6% over the past year, one of the biggest revaluations in the whole province of Alicante.

By area, Platja Vila Joiosa leads with €4,227/m² (+10.5% year on year), while El Secanet-Hacienda del Sol has soared 71.2% in a year and Poble Nou-Montiboli is up 21.2%. The town centre, at €2,302/m² (+20.6%), remains the most affordable way into the municipality; Plans-Gasparot, at €2,696/m², is one of the few areas still trading below its peak.

What is behind it? The spillover effect from Benidorm and Finestrat, kilometres of beach less than half an hour from Alicante, the TRAM connection and national and foreign demand growing faster than the available supply. New builds are scarce and absorbed quickly.
