The average housing price in the city of Alicante reached €2,575/m² in June 2026, according to the latest idealista report published this July. It is a new all-time high, after rising 2.4% over the quarter and 5.7% over the past year. Even so, the capital remains below the national average, which now stands at €2,823/m² after growing 15.8% year on year.
By district, Playa de San Juan-El Cabo remains the most expensive area (€3,694/m², +7.9% year on year) and the Centre has now passed €3,500/m² after rising 13.9% in a year. The biggest increases, however, come from entry-level neighbourhoods: Virgen del Remedio-Juan XXIII is up 30.1% and Campoamor-Carolinas-Altozano 15.6%, a sign that demand is spreading across the whole city.
