The city closed August 2026 at an average of €2,721/m² according to idealista, 6.8% higher than a year earlier, yet within the same municipality there are areas at €3,859/m² and areas at €1,368/m². Almost €2,500 of difference per square metre. When people ask this estate agency in Alicante where to buy, the answer always starts with a question back: to live in, to let, or to resell?
Alicante prices by area, in one table
idealista groups Alicante's neighbourhoods into ten areas. Some well-known districts — Albufereta or Ciudad Jardín, for instance — have no series of their own and sit inside wider groupings, so for those the only reliable figure is a specific valuation rather than an index. Playa de San Juan, Cabo de las Huertas and Albufereta: the premium strip
The coastal band north of the city is both the most expensive and the most stable. Playa de San Juan-El Cabo — which includes Cabo de las Huertas — sits at €3,859/m² and is still rising 7.4% a year. People buy here for the beach, the promenade, the international schools and the residential feel: 1970s to 1990s blocks with communal pools, recent developments on the second and third lines and, in El Cabo, villas and townhouses with their own plot. La Albufereta, between the city and San Juan, is the alternative for buyers who want the sea without leaving the city behind, with older buildings and elevated plots with views.
Best for: international buyers, higher-budget holiday homes and families who put beach and schools ahead of proximity to work. It is also the most liquid resale market in the city.
Centre, Plà del Bon Repòs and Benalúa: buying inside the city
The centre stands at €3,651/m² and is up 10.3% year on year: the strongest riser in the premium segment, driven by full refurbishments, scarce supply and demand for urban living. Just behind it, Plà del Bon Repòs-La Goteta-San Antón (€2,503/m²) offers the same centrality for a thousand euros less per square metre, with 1960s and 1970s buildings that need work but come with generous floor areas.
Benalúa deserves its own paragraph. It is the district of low-rise houses and sea-themed street names beside the railway station, with genuine neighbourhood life, and it sits inside the Benalúa-La Florida-Babel-San Gabriel grouping at €2,433/m² — one of the fastest-rising in the whole city at +16.6% in a year. San Blas, PAU 5 and Vistahermosa: space, parking and family life
San Blas-PAU is at €2,428/m², down 0.9% over the month in August but 5.9% above a year ago. This is the Alicante of the 2000s: blocks with garage and storage, pools, communal areas and schools nearby. Parque Avenidas-Vistahermosa (€2,572/m²) is the other affluent residential area: villas and low-density blocks, San Juan hospital close by and good links to the beach and the University. It rose 6.0% year on year but gave back 0.7% over the last month and sits slightly below its December 2025 peak, which makes it one of the few areas where there is room to negotiate today.
Carolinas, Babel, La Florida and Ciudad Jardín: the best value
This, for us, is where the best balance in the city sits in 2026. Campoamor-Carolinas-Altozano is at €2,010/m² — some 26% below the municipal average — with annual growth of 10.1% and, interestingly, still slightly below its May peak. These are everyday neighbourhoods with markets, the tram and a ten-minute walk into the centre. La Florida and Babel share a grouping with Benalúa and San Gabriel (€2,433/m²) and hold a great deal of 1960s and 1970s housing with 90 to 110 m² floor areas at prices that no longer exist in the centre.
Ciudad Jardín does not appear with its own series in the report, and that is precisely what makes it interesting: in districts with no published index, the real gap between a refurbished flat and one needing work can exceed 30%, and there an in-person valuation is worth more than any average. New build or resale in 2026
New build in Alicante city is scarce and concentrated in the PAU, around Vistahermosa and in occasional developments in San Juan. It carries a clear premium over resale, but in exchange it offers energy efficiency, ten-year structural guarantees, parking included and no short-term levies. Resale wins on location and on floor area per euro, and leaves room to negotiate; against that, you need to budget for refurbishment, check the building's technical inspection and ask about approved levies before making an offer. One figure that applies either way: since 1 June 2026 transfer tax in the Valencian Community is 9% and stamp duty 1.4%.
What an estate agency in Alicante looks at before recommending an area
No average is any use for a specific property. Before telling you where to buy, this is what we look at:
- Floor level, lift and aspect. A third floor with no lift and a fourth floor with one are nowhere near the same value.
- Condition of the building. Technical inspection passed, façade, roof and levies approved or expected.
- Liquidity of the area. How many transactions close each year, and who you will be selling to afterwards.
- The profile of the future buyer. Across the province 44.65% of purchases are signed by foreign buyers: in some districts that multiplies demand, in others it is irrelevant.
- Room for growth. The fastest risers are not always the ones that will keep rising: Virgen del Remedio-Juan XXIII is up 23.1% from a very low base, which is a different story altogether.
